Should I get a new roof before I sell my house?

This depends on your circumstances and the condition of your roof. A roof in good shape is all a potential buyer could ask for. It is worth the free inspection from a trusted roofer to validate your roof’s good standing. On the other hand, an older or damaged roof can be worth replacing prior to selling. This increases the attractiveness of your home, your home’s value, and is a standout feature to prospective buyers.

Will my insurance cover a full roof replacement?

Homeowner’s insurance exclusively covers roof damage attributable to extreme weather, not gradual wear and tear. For example, in the case of wind damage you would only be responsible for paying your deductible. Then after your roof is examined by an insurance adjuster you will receive a settlement check to cover the remaining cost.
